Local Real Estate Industry:
The real estate industry in the area which encompasses two states in Mexico, Jalisco and Nayarit is becoming more and more like the industry in the United States and Canada as each year passes. The industry is still not regulated as well as it should be to protect the buying public but AMPI which is the national organization that is working toward this end is getting there bit by bit. Currently anyone can set up an office and start selling real estate and not be too concerned about the legal liabilities as the court systems are cumbersome, expensive and one does not want to get involved with them except as a last resort.
To join AMPI, there are at least some checks and balances that have to be met to be a broker that fall far short of what they should be. There are also courses that AMPI members must take to belong to AMPI but again, they are not stringent and the exams are a farce compared to what realtors and brokers have to go through in the United States and Canada. What one has to do is to choose your realtor carefully, obtain references and develop a trust in their ability to provide you with a professional service. Do not expect that since they have an office and have been selling real estate, that you will be getting sound advice. For example, there are companies run by foreigners who will sell what is called Ejido land and Real Estate to anyone who will listen to their confidence that it is safe but this is essentially like a USA or Canadian realtor selling native reserve land in the USA or Canada and convincing the buyer that this would be a safe investment. Sayulita, one of our personal favorite places to spend a Sunday afternoon is a prime example of this type of area where there are many agencies doing just that. All we are saying is “BE CAREFUL”.

We are here to present a professional service and our entire purpose is to satisfy our clients while insuring that not only will they buy property that will protect their interest, we also insure that our buyers transition into this market is smooth and enjoyable. When you buy real estate here, you need to know simple information such as where do I pay taxes, how do I maintain my Trust, how can I maintain my property when I am not in Mexico, where and how do I pay utilities, how do I rent out my property and who can manage it for me, do I have to pay taxes in Mexico, etc. The answers to all these types of questions are what McFadden Group is all about. Our service goes well beyond just selling real estate.
The industry has many agencies that belong to AMPI who have an organized mls (multiple Listing Service) where all the agencies belonging to AMPI share their listings and work collectively to organize the sale of real estate in the Banderas Bay area including Mismaloya, Nuevo Vallarta, Bucerias, La Cruz, Punta Mita, Litibu, Sayulita, San Pancho (San Francisco) and points north. This is fairly effective in organizing the sales of existing real estate inventory. The mls system also gives access to all the new developments that are available for purchase as well. These actually represent a much larger portion of the available real estate compared to the re-sale market and because the AMPI members do have access to these, once you have made arrangements to work with a real estate agent that you are comfortable with they can represent you concerning almost all the real estate that is available in the region. We at McFadden Group obviously want you to work with one of our agents but, if you do not, we do want you to find an agent that will provide a professional service. The last thing we want or need is for Canadians and Americans to have a bad experience with purchasing real estate here. This area provides some of the most exciting real estate in the world and having a reputable industry to make sure the buyers are well taken care of is our utmost concern..
